Garage Grade Beam Underpinning & Leveling is required when the foundation has settled to an unfavourable level. We must excavate approximately 2' back, and a foot under the bottom of the grade beam, where the present cement piles are placed, and the new piles will be installed. The tops of the previous piles can be removed when the new piles are installed, the lifting bracket is installed, and tension is applied. In effect, we're substituting inadequate piles for proper ones. The grade beam is then lifted to the proper elevation, and the brackets are locked in place. You're about 18 feet below ground level and past the active soil, which causes shifting.
All fixes are designed by engineers and approved by the city with the necessary permits.
